Terms and Conditions.


TYPE OF RENTAL - Rental is on a self-catering basis. Bed linens, towels, cutlery, plates, cups, glasses and similar non-consumables are provided for use during the stay. The renter is responsible for consumables required during their stay.

GENERAL INFORMATION - Please ensure you read, understand and agree to the following terms and conditions pertinent to your accommodation rental. If you have any queries do not hesitate to contact us. They may seem comprehensive, but are there to safeguard you as our guests. Whilst we reserve the right to increase or decrease accommodation prices at any time, we will confirm to you the current price at the time of booking. As soon as you have confirmed your booking and paid your deposit or full payment, the cost of the rental is guaranteed against any further increase, (unless these increases are brought about by government action). This guarantee is offered subject to our conditions of payment being adhered to and providing that you do not make any further amendments to your holiday. Your holiday home rental includes accommodation as booked, including services e.g. water and electricity, (excludes pool heating, see rates for charges) and US state and county sales and tourist taxes. Telephone: USA and Canada landline calls are free, see instructions on the phone for dialling out.

BOOKING CONDITIONS - This booking forms the sole contract between the Property Owners and the Person Signing the booking form. The Person Signing must be at least 18 years old and shall be deemed to have signed on behalf of his or her party.

For web-based bookings, ticking the "I agree to the terms and conditions" box on the on-line booking form will be considered to be acceptance of these terms and conditions in lieu of a signature.

BOOKING DEPOSIT - A deposit of 10% of the entire rental cost must be paid to secure any booking.                     

SECURITY DEPOSIT - A security of 200 (UK)/ $300 (US) is payable before arrival to cover any damages to the Property that may occur during your stay. This will be refunded once our Management Company has informed us that there is no damage. The Owners reserve the right to request that Person Signing makes up any damages found in excess of the Security Deposit if required.

PAYMENT - The final balance is due not later than 60 days prior to the first day of your Vacation. If the balance is not paid by this time, the Property Owners will have the right to cancel the booking and the cancellation charge will apply.

CANCELLATION - Only the Person Signing the booking form can cancel the booking, and this must be in writing. The following cancellation charges will apply:

Departure date up to 28 days before booking commences:


29-43 days before booking commences:


44-58 days before booking commences:


58-72 days before booking commences:


More than 72 days before booking commences:

Deposit Only.

If the Owners are able to re-let for any full weeks of the period booked then the rental applicable to the cancelled period which has been re-let, less a 50/ $85 cancellation fee, will be refunded.

We would strongly recommend that you take out the appropriate travel insurance against cancellation. Please note that many standard travel insurance policies do not include cancellation cover, so please check.

LIABILITY - The Owners accept NO responsibility for any loss or injury however sustained by the Person Signing or any member of the party, or visitors to the property. The Owners are NOT responsible for any loss or damage to any property brought by the Person Signing or any member of his/her party into the Property. All Guests are particularly asked that they read and abide by all of the swimming pool safety instructions found in place at the Property, and ensure that children are supervised in the swimming pool and on the pool deck at all times.

GUEST NUMBERS - The maximum number of guests is limited to the number specified, by the renter, in the booking agreement. At no time must the number of guests (including overnight visitors) exceed 8 + one infant (in cot). This is the maximum number for which the premises are licensed.

CHECK IN / CHECK OUT - Check In is not before 4pm on the first day of rental and departure not after 10am on the last day of rental, unless by prior arrangement. This is to allow for a thorough clean of the Property before each set of Guests arrive, as required by the Florida State Licensing Authorities.

FORCE MAJEURE - The Owners, their Agents, and/or Management Company are not liable for any delay or disruption by any of the following: - Fire, Flood, Technical Problems to Transport including any Weather Conditions, War, Riot, Civil/Political Unrest, Industrial Disputes, Terrorist Activities, Strikes and any other event deemed as an Act Of God. Please obtain sufficient travel insurance for all members traveling. Bridgewater Crossing is a mixed residential/holiday community, and the Owners cannot be held responsible for the actions of other members of the community or their visitors.

JURISDICTION- This rental property is owned from within the U.K. and, in the unlikely event that any issues cannot be resolved directly between the owners and the renters, any disputes will be subject to U.K. (Northern Ireland) law.

FACILITIES- As with any home, very occasionally all listed facilities may not be available due to breakage, servicing etc. This will not influence rates and alternatives will be available. If any major facility is not available, you will be offered the choice of a reduction in rates or a full refund, in which case we will work with our management company to find you alternative accommodation of a similar standard and location. If, on your arrival, you believe any item listed is not available and that this will have a significant impact on your stay please contact our management company (number is listed in villa) as soon as possible.

POOL HEATING  - The pool heating at 'Our Place In Fl' is through an electric heat pump which draws heat from the air and transfers it to heat the water. As such it will be unable to heat the pool if the ambient air temperature drops below around 45 - 50F (7 - 10 C). Although this in not a frequent occurrence in Central Florida it does occasionally occur and is outside the owners' control. All homes (the majority) with electric pool heating will be similarly affected. If pool heating is a vital requirement for your holiday we would suggest a home with gas heating (which may incur increased costs) during December and January.

SMOKING- For the comfort of all our guests, the interior of the property is a no-smoking area. Smoking is permitted in the lanai and deck area providing due care and attention is paid to avoid damage.

NO-PET POLICY- Also for the comfort of all our guests, no pets are allowed.

The Owners referred to throughout this Booking Form are Mrs Arlene McVeigh and Mr Peter McVeigh.
You, Your, Person Signing, is the person responsible for this Booking, who is the person who has signed the Booking Form and is at least 18 years old.
By signing the Booking Form (including electronically), the Person Signing agrees that they have understood all sections of the Booking Conditions, and the Booking Form.
